I am posting as a proud Hoboken home OWNER for the first time!!! I just closed last Friday and I think I got a very good deal for my condo (can I say that again? my condo). I totally agree with you, I was on the fence for a long time but it was mainly due to the fact that a lot of sellers were unrialistic abotu their expectations. Once I found what I am looking for and a reasonable seller (hard to find combo), we breezed through it and closed in 30 days.

Like many fellow Hobokenites, I lived for almost 4 years in a small place and enjoyed the savings on rent to put away some money for downpayment and closing. Now I managed to buy a better place, and after all said and done and tax benefit, I am now paying only a couple of hundred dollars more than it would have cost me to rent the place I bought, at least for now.

The way I see it is if you have a plan and plan B then you should seriously consider buying. My plan is to live here the rest of my single years :-) , and hopefully by then I will sell it, or if not I can rent it out and watch it pay for itself! This is how my previous landlord did it.
