		<description>THe first listing in the new 2 BR&#039;s (215 adams) has the possibility of purchasing the private yard.  When Iviewed this property on Wed. I could have sworn it said yard comes for $20k additional and now that number does not appear.

Anyway, I was curious about your opinion on the pricetag of this yard.  There is no picture of it, but what would you say is the average premium for a private yard?  Does a yard add on x amount PSF or is it more viewed as a specific number?  Will a 500 sq ft yard add more value on Garden than Adams?  

Since green/open space is so rare in and around NYC I acant help but think a private yard would bring good value to a property.
