Hoboken Condos Inventory & Sales – Week of December 8th.

I know – it is Thursday. There was a tri-state Realtor convention in Atlantic City yesterday and today. We went down for just a day so I was very busy with blackjack and outlet shopping instead of real estate yesterday. Now it’s back to Hoboken and back to reality. Thanks for your patience. Today’s figures include an extra day (today). More good news – inventory continues to shrink, albeit slowly. Given that it’s the Holiday season, things have been pretty busy.

13 new listings.

161 total active – $374,258 average asking price. Average 87 DOM.

4 dabos. Average 79 DOM.

9 sold for an average price of $327,155 Average 57 DOM .

11 new listings

252 total listings. Average list price $587,059. Average 102 DOM.

6 dabo’d. Average 88 DOM.

No new listings

56 active listing. Average price $959,626. Average 131 DOM.

    hmm…i do find the list a bit suspect…especially coirdiesnng a couple of the restaurants on it where I’ve eaten and not been that impressed (most specifically: quartier francais in SA) but I am always curious to see it. But, it doesn’t really sway me one way or another as to where to eat. it probably just makes it harder to get reservations at #1. it’s like when Tokyo trounced paris in Mich stars few years back. interesting blip, but it’s not like I’m going to move to japan because of it.
