Just to follow up an the post about Hoboken condo photos from last week, here is the 2nd part of the series:

Now, I understand that a tenant may be living here.  In fact, the unit is currently vacant which leads me to believe it probably was tenant occupied when these photos were taken.   True, the agent may not have wanted to touch the tenant’s stuff.  Dont most comuters come with photo editing software these days? Couldn’t one crop this so the big yellow ball isn’t in the frame.? Now that the unit is vacant, if I were the seller I would want the agent to retake the photos. Take a look at the MLS listing.  Only 6 photos (although we are allowed 9) and 2 of them are dupes.  How much less do you think the seller will get for this sale versus had it been properly marketed and staged?

If you are in the market for a Hoboken condo, our Hoboken Open House Google Map is your best source for locating every open house in Hoboken. It is the single, most complete listing available and we were the first ones to do it. We compile the information by hand from all possible sources to provide you with all the information you need in one spot.  The others don’t.  It’s posted on Friday every week.
By the way – if you go to an open house on your own, remember that the agent hosting the open house works for the SELLER!  They don’t represent you, no matter how nice or informative they may seem.  They are the sellers’ agent and have a fiduciary duty to that seller.  So protect your own interests.  When they ask you to sign in tell them “I’m already working with my own realtor” even if you are not.  If you are, give them and write on the sign in sheet your realtor’s name.  Or at least write on the sign in sheet “have my own agent”.  That way, they can show you the property but you are free to go back with your own agent.

    Anybody see the new construction (not close to done yet) on 1st and garden? Website says all sold out except for one unit 2 BR/2BA with private yard. 1216 sq feet for $829,000. Thats $681 PSF? Raising the bar of non-waterfront condos?
