Incredibly Annoying Broker Behavior
The real estate market is heating up, there’s not enough inventory and multiple-offers have become par for the course. As an outstanding and well-organized agent, I jump through hoops every week to organize my appointments in advance and make it as easy as possible for my buyers to see potential properties as quickly as they come on the market. You would think that would be the way of the industry. Wrong!
This past Wednesday I spent the entire day on the phone setting up appointments for Saturday and Sunday. I carefully crafted a schedule to accommodate all of my buyers as best as efficiently and conveniently as possible. You would think that advance planning is the key. So–what did I learn today? A certain large agency in Hoboken that shall remain un-named, has little concern with our schedules. Even though appointment requests are made days in advance–5 days in my case–they don’t even bother to try to confirm the showings with the property owners until the day prior. So I make the calls on Wednesday and then on Saturday, when I am as busy as could be, they send me a bunch of emails telling me my appointments for Sunday are cancelled.
Why? It’s easier for the secretary, maybe? Who cares! How does this ridiculous behavior serve the interest of the sellers? What Seller likes last-minute notice? It’s not realistic for a busy agent to start making calls to re-schedule the cancelled showings at that late point. Buyers get upset because they don’t get to see the properties they wanted to see. The seller gets screwed because their property is not shown and, even if they didn’t want it shown, the news comes too late to reschedule for another time slot. What a horrible system!
