Anybody else impressed with these 1 BR sales prices? The two that sold above listing both average approx $590 per square foot! Even the one on grand Street fetched a decent price for a place with out a renovated kitchen, nice outdoor space though.
I sold one of them – 227 Monroe. It was small so the $/sq ft is high but the level of renovation was above average and the yard a huge bonus. It went to ‘final and best’ with multiple bids. Supply and demand is causing this – there are slightly more listings than 3 months ago but the buyers are still out there fighting over the nice ones.
