    Is there a way to see new unit sales from toll brothers? What can a realtor bring to the table if you use one for these direct sales from a builder?

    Hi Dave,
    Unfortunately the only way to have an accurate list of new units is through the Toll Sales office. To answer your second question – you lose nothing by using a buyer’s agent to represent you – Toll is not going to ‘cut you a break’ because you went directly to them. They have a fiduciary agent to the seller (Toll). They do not work in your interest. A buyer’s agent is looking out for your interests in the rest of the negotiating process (inspection, appraisal, closing, etc.). There is way too much misunderstanding about the roles of agents and their duties to their clients.

    You can see the direct sales but they usually take time (~2-6 months) to be public.

    Google “NJ Tax Records”.

    I think he means units that are currently for sale, not ones that have already sold.
