    I wonder if the number of new listings will start to level off pretty meaningfully sometime soon. There is little incentive for an incremental seller to put their property on the market at this moment — perhaps test the waters briefly but for those that can wait it out are starting to become heavily incentivized to do so.

    Hopefully as Manhattan returns to a higher degree of normalcy the market dynamics starts to find a better equilibrium.

    I agree, JR. But that may not be until after the winter. Cases are rising and the stock market is falling. The political world is in turmoil and an election is very near. Uncertainty is not good for real estate. Those who can wait it out, even if they choose to rent and take a slight loss, are probably better off then selling in this environment.
