A New Use For An Old Hoboken Bank
There is new listing today for the first condo at the old Jefferson Trust Bank building on 1st. It’s a 2960 square foot 3 bedroom duplex under the stained glass dome for a cool $2,300,000. Can you imagine the property taxes on that? At the ‘rule of thumb’ 1.5% x the purchase price, the lucky buyer is looking at $34,000 a year! But if you hurry up and buy it now, you can pick your granite color.
A New Hoboken Watering Hole
Pilsener Haus & Biergarten will open at 1422 Grand St. in Hoboken this Fall. The owner’s vision includes “wide open space under the trees, 20-foot-long communal tables that will offer a relaxed unpretentious atmosphere that will coincide with the history of biergartens’ originating in Europe. It will be a natural cultural habit that people of all ages and statuses will gather to have a good pint of beer in a fun, and friendly environment.” Isn’t beer already part of Hoboken’s culture? They are planning to have 18 beers on tap along with 30 to 40 bottles, German sausages and live music. Oompah anyone?
A New Design for 14th Street & a New Viaduct
There will be a public meeting on September 7th where the design for the new viaduct and plans for the space under it will be unveiled. According to the press release, the finals plans include a dog run and playground, pedestrianized streets, a block of active recreation space with a multi-use court and two blocks of multi-purpose space that can be used for farmer’s markets and other community purposes. Traffic calming measures to improve pedestrian and cyclist safety will include raised sidewalks and narrowed streets. Additional East-West blocks of South Marginal Street will be closed to vehicular traffic as they currently are in front of Clearview Cinemas – which is where the meeting is being held – by the Clearview Cinema under the viaduct. Is that anything like under the boardwalk?
Hoboken Hosts “Redevelopment 101″ for Residents
Finally, City Hall is hosting a public meeting to educate the public on some crucial redevelopment matters.
“My Administration takes public input very seriously,” said Mayor Dawn Zimmer. “As we move forward with various redevelopment projects, an informed public will be in a position to offer the feedback we need to reflect our community’s vision for our City.”
The City is in the process of creating the redevelopment plan for the Western Edge and will soon be announcing a public meeting to discuss a draft of the plan. Additionally, the City is currently conducting a study to determine whether redevelopment would be appropriate for Southwest Hoboken.
Learn now and speak now, at the Multi Service Center, 124 Grand Street, on Tuesday, August 31, from 7pm to 9pm. The meeting will be taped, replayed on television, and posted on the City website.

You Can Rock It, You Can Roll It at the Hoboken Hop

Going downtown and don’t feel like walking, don’t want to pay over $2 in bus fare, and wouldn’t even think of driving? Hoboken has a new alternative – (OK, a revised and much improved plan for the old, seldom used Crosstown Bus) – The Hop. The best part is that you can find out where the Hop is by texting! This from the City of Hoboken website:
“The Hop,” Hoboken’s shuttle system formerly known as the Crosstown Bus, is expanding into a full-fledged mini-transit system to provide residents and visitors with convenient, predictable, and reliable transportation throughout the city.
“When I ran for Mayor, I promised to look into restoring the Crosstown Bus,” said Mayor Dawn Zimmer. “We didn’t just bring it back, we created a complete state-of-the-art mini-transit system unlike anything Hoboken has seen before.”
The Hop system has three overlapping routes – the Blue Hop (downtown), Green Hop (uptown west side), and Red Hop (uptown east side) – which are within a 3 minute walk of 99 percent of residents. All routes stop at the PATH station and loop twice per hour between 7am and 7pm, Monday through Friday. In order to complete the loop during rush hour, the Green Hop travels north only to 12th Street from 7am to 9am and 5pm to 7pm. At other times, the Green Hop continues up to 15th Street.
The fare is just $1 per ride. Students pay just $0.50 while senior citizens and children under 12 years of age ride for free. Exact change is required.
“The Hop is a critical component of our efforts to reduce congestion and improve Hoboken’s parking situation,” said Transportation and Parking Director Ian Sacs. “In conjunction with car-sharing, taxi service enhancements, and improvements to make Hoboken more pedestrian and bicycle-friendly, we are providing residents with a variety of convenient, less expensive alternatives to driving a personal vehicle.”
The shuttle system was recently rebranded as “The Hop” to reflect how easy it is to use — riders can hop on or off at any far-side corner (after the intersection) along the route by simply notifying the driver.
Through GPS technology, riders can track the Hop online or on their mobile phones via text messaging. The current location of the Hop shuttles is displayed and updated live online at http://hobokennj.org/thehop. Riders on the go can text “bus bluehop”, “bus greenhop” or “bus redhop” to 41411 (Note the space after “bus”) to instantly receive the current nearest intersection of the corresponding bus. Tracking for the Red Hop will be available soon.
For senior citizens, the Hop offers double the frequency, extended hours, and broader coverage compared to the senior shuttle bus. Unlike with the senior shuttle, they will also be able to ride with children, grandchildren and other family and guests on the same bus. The Hop routes were designed to provide service to all senior buildings. Free medical transportation and bus trips to the Newport Mall will not be affected.
The City will soon be offering unlimited monthly ride passes for $35 and yearly unlimited ride passes for $300 to allow residents and visitors to ride all Hop routes as often as they like without having to pay a fare for each ride.
The Blue Hop is out of service daily between 11:30 am and 1:00 pm, the Red Hop is out of service between 12:00 pm and 1:00 pm, and the Green Hop is out of service between 3:00 pm and 4:00 pm.

Hoboken Condos Sales & Activity – Week of June 22nd
Bad news for the housing market -Yesterday the NY Times said existing home sales hit a new low and reported that mortgage delays were part of the problem. Today, according to the Wall St. Journal , Commerce department data shows that new home sales have hit a record low in May, down 33% from April. The drop was predicted to be only 20%. This was the lowest sales figure since the government started keeping track in 1963. The FED will be issuing a policy statement this afternoon regarding its interest rate policy. Here in Hoboken, things stay the same.
In Hoboken we still have somewhere between 7 and 8 months of unsold condos on the market – which is better than a year ago. That’s based on a pretty consistent number of actives in the low 500’s and about 60 to 70 sales per month. Of course, if the expiration of the tax credit causes the number of sales to drop dramatically we could be back where we were previously with a year of unsold inventory on hand. When you look at what did sell in Hoboken this week, there weren’t very many price reductions. Some units went for over asking (727 Monroe, 618 Jeff, 501 9th, 101 Park).
Finally, there are two important meetings tonight regarding transportation in Hoboken.
A community meeting to discuss transportation issues and concerns tonight, Wednesday, from 7 to 9pm at the Jubilee Center, 601 Jackson Street. Director of Transportation and Parking Ian Sacs will discuss transportation issues including the Hop (formerly Crosstown shuttle), car-sharing, traffic in Southwest Hoboken, and more, and Mayor Dawn Zimmer will also attend to answer questions.
Also, an Open House on the Jersey City/Hoboken Subregional Transportation Study will take place from 4pm to 8pm at the Multi-Service Center, 124 Grand Street. Residents are invited drop in at any time to share their thoughts on improvements to the Southwest Hoboken area for drivers, bicyclists, pedestrians and transit users.
